When investing or even looking at a deal, remember that cash flow is essential for
your continued success. This is even more important when looking at "buy-fix-sell"
properties or longer term trading strategies, as the need to cash flow the entire
process is indispensable. Otherwise you may find that an exit strategy forced upon
you, rather than using one of your own choosing.
Cash flow also enhances one's Credit Rating - in today's position, one of the essential
parameters of an investor's position.
If "Cash is King," then Credit is your "Ace in the Hole" as
the opportunities in today's market are only really available if you have the credit
availability to purchase them. The banks are a business, which means that they have
to make money. To do this right now they are currently protecting their assets and
being more selective when picking and choosing their clients. Regardless of the
economic times, we all still and will need credit to move our business or investment
opportunities.
